Hi Kens,  The market is officially "HOT" with many homes getting multiple offers.  There is inventory, some of it just isn't so nice or is over-priced.  So the competitive battle for nice homes is on. Listen to the short video for an idea that just may help some of your offers. With a limited supply of appraisers in the market, appraisal turn around time is slowing.  This is important so you make your offers with longer commitment dates to give your lender (hopefully FAIRWAY!), time to get the appraisal in and get a full underwrite.  A really good Realtor taught me a long time ago... a commitment that is contingent on the appraisal isn't worth anything.   Keep an eye out for our new Down Payment Assistance Program which will help more buyers to submit good strong offers needing less seller assistance.  We help Realtor's with their business, by communicating with all parties before and during the process and taking your clients to the settlement table, smoothly.  Call us, we have the staff to help you and your clients.    Ken's Korner...
