Hi Kens,      Why is now such an important time for home buyers and sellers?  Because it is the Fall Season and we're heading into the 4th quarter.  What does that mean?     More than likely, the most affordable time to buy a home going forward, is right now.  Rates, probably higher in the Spring.  Home prices, higher in the Spring.  And just because you sell a bit higher and make a couple of extra $$, higher interest rates will NIX any gains along with higher priced homes.     If I'm a seller... I learned the hard way this morning as I rested my coffee thermos on top of my car... and while I went to open the back door... my thermos quickly slid down my windshield and opened and spilled all over the hood of the car.  No big deal, my thermos is fine... BUT, I had no coffee for my morning drive.  Ugh.       We're working with a couple right now that are financing (meaning they are getting a mortgage) their dream home.  Yet they have no taxable income right as they have both retired and are delaying their Social Security benefits... His home had been on the market for 35 days and he had a buyer.  The buyer made an offer at a 5% reduction from list price.  His question to me was... Should I give him the reduction or would a concession be a better counter to him?         This is why I love technology...
