Hi Kens, 
Happy Friday... enjoy the heat wave, stay cool, and as Dr. Seuss likes to say... "don't play the waiting game, go make things happen!"

Most Realtors that have been in the biz for a few years or more have met this client... 
A. Want to sell and buy
B.  Could pay cash for the new home, but... would deplete assets and safety net
C. Are currently not earning enough to qualify for what they want to buy (New commission job, new business, sold their business, retirement income isn't sufficient to qualify, not old enough to draw from retirement accounts yet, etc... )
D. Have a boat load of $$ in the bank
E. Even have really good credit.

Before the "crash", there were financing options for these clients with No Doc, NINA loans or some type of sub-prime/exotic loan.  Even today, there are portfolio loans available, in some circumstances that may work.

The good news is, this is changing big-time right now.  We now have a really cool loan program to help people with REALLY strong assets, yet light on the documentable/qualifiable income.
